The Timeline: 4 to 6 Months
Most condo sales complete in 4 to 6 months from listing to key handover. About 1 to 3 months goes to marketing and viewings. Once a buyer is found and the OTP is issued, the remaining 3–4 months is legal processing and completion.
Seller’s Stamp Duty (SSD)
SSD applies if you sell within 4 years of purchase. The rates below are post-July 2025 (rates were raised and the window extended from 3 to 4 years at that point):

SSD is calculated on the higher of purchase price or market valuation. If your property has appreciated significantly, you pay SSD on the current market value, not what you originally paid. Factor this into your profit calculation.

Timing Considerations
The 4-year SSD threshold
Waiting until month 49 instead of selling at month 47 saves you 4% SSD on the full sale price. On a $1.5M property, that’s $60,000. If you can wait without material lifestyle impact, hold to the 4-year mark.
Existing tenants
If your condo is tenanted, check the lease expiry date before setting your sale timeline. A tenanted property can still be sold (some buyers specifically want rental income), but vacant possession is often preferred by owner-occupier buyers and commands a higher price. The standard notice period in Singapore tenancy agreements is typically 2 months.
