Selling Your HDB Flat in 2026: Timeline, Costs & What to Expect

From Intent to Sell to completion — the 4–6 month process, all costs, and what most sellers get wrong.

The Complete Selling Timeline

Selling an HDB flat is not fast. From listing to receiving your sale proceeds, you should expect 4 to 6 months minimum. Here’s why every stage takes the time it does.

Register Intent to Sell (HDB portal)
You must register your Intent to Sell on the HDB resale portal before you can grant an OTP. Once registered, you have 12 months to complete the sale — if you don’t, you have to re-register. HDB will also run an eligibility check on potential buyers during this stage.

Market and Negotiate (3–8 weeks)
List the flat, conduct viewings, receive offers, and negotiate the final price. In active markets, this can close in 2–3 weeks. In slower markets or for less common flat types, it can take 2–3 months. Your agent’s pricing strategy and network here are critical.

Grant the Option to Purchase (OTP)
Once you agree on a price, you grant the buyer an OTP. The buyer pays an Option Fee of up to $1,000 (part of the total deposit of up to $5,000). The buyer then has 21 calendar days to exercise the OTP or let it lapse. You cannot sell to another buyer during this window.

Submit Resale Application (both parties)
After the OTP is exercised, both buyer and seller submit their resale applications to HDB within 8 business days of each other. HDB then assesses both applications. This stage typically takes 4–8 weeks.

HDB Resale Completion Appointment
HDB schedules a completion appointment, typically 6–8 weeks after both applications are submitted. At this appointment, ownership transfers and you receive your net sale proceeds. After paying off your outstanding loan and CPF refund obligations, you receive the remainder in cash.

Bank Loan Early Redemption

If you have a bank loan (not HDB loan), your bank may charge an early redemption fee — typically 1.5% of the outstanding amount if you redeem within a lock-in period. HDB loans have no early repayment penalty. Check your loan documents before fixing a sale target date.

Pricing Your Flat Right

HDB resale transactions are publicly accessible — every buyer will check what your neighbours sold for. The most common seller mistake is pricing based on emotional attachment rather than recent comparables.

Check recent transactions for your block, floor range, and flat type using the HDB resale statistics portal. Flats transacted in the past 3 months are your most reliable benchmark.

Factors That Affect Your Price

Floor level: Higher floors command premiums, particularly for flats with unobstructed views. Typical premium: $5,000–$15,000 per floor above level 6.

Remaining lease: Flats with under 70 years remaining are harder to finance with CPF. Under 60 years, CPF cannot be used at all.

Renovation condition: Freshly renovated flats achieve 3–8% more in seller-active markets. Over-renovation rarely returns its full cost.

Facing and layout: Unobstructed facing, corner units, and north-south orientation all attract premiums.

Agent or DIY?

You can sell your HDB flat without an agent — HDB’s resale portal supports this. The main risks are pricing the flat incorrectly (usually too high or too low), missing procedural deadlines, and not knowing how to handle buyer negotiations or mortgage complications.

Agent commission is 2% + 9% GST of the sale price. The more important question is not cost — it is whether your agent knows the local comparables well enough to price the flat correctly. Pricing $20,000 below market wipes out any saving several times over.

The 12-month Intent to Sell clock is what creates the most timeline stress. Once you register, you are on the clock. The sellers I see have the smoothest experiences are the ones who did the CPF refund calculation, confirmed their upgrade budget, and only then registered. Register too early without a clear upgrade plan, and you end up rushing a condo purchase just to beat the deadline.
