Queenstown and Toa Payoh have crossed the million-dollar mark for 4-room medians — a psychological threshold that would have seemed unthinkable a decade ago. The gap between Central-region flats and the rest has never been wider. Meanwhile, the West still offers genuine value: a 4-room in Jurong West or Jurong East comes in at roughly half the price of one in Queenstown, with far more upside as the Jurong Lake District takes shape. For buyers on a budget, the North-East — particularly Sengkang and Punggol — gives you newer stock, better layouts, and prices that are rising but still well behind the mature estates.
Bedok and Tampines anchor the East — mature estates with strong resale demand and good amenities. Pasir Ris sits further out but offers larger flats and a quieter pace.
